ZONING BOARD OF APPEALS
MONDAY, MARCH 31, 2008
24 Mattie Street R1A zoning district. Applicant, Michael Webster. Area variances to construct a new garage 114 square feet over the allowed 750 square feet and 1 foot over the allowed height of 15 feet.
_____________________________________________________________
Mr. Westlake: 24 Mattie Street, please come to the podium, state your name and speak into the microphone as this is being recorded.
Mr. Webster: My name is Michael Webster and what I would like to do is build a garage to fit the needs of my family and myself as well. We have four kids and we don’t have much space don’t have anything for an attic or much of a basement. We have flooding issues we are the first street down from Lake Avenue, there is quite and incline there. I am just looking mainly for more storage, I have 4 kids, they have 4 bikes that I have to find a place for and it is just want other things that I want to be able to put in that area. I am not looking to go any higher than required by the variance. I am looking to keep it at the same location as the one that I did have there. More or less that is what I want to do.
Mr. Westlake: Sounds good.
I have to ask this question any way.
Is there anyone here wishing to speak for or against this application? Hearing none we will come back to the board.
Mr. Darrow: I have a question. Noticing the pad where your other garage was, so you want to start this at the same what would be the southwest corner and then go back or are you going to have it set back further. Is this going to sit any further forward than your other garage did?
Mr. Webster: No, same location.
Mr. Tamburrino: Nice job on the application.
Ms. Marteney: You are going to drive in from the north?
Mr. Darrow: No, he is going to drive in from the front heading east.
Mr. Hicks: The building is turned; doors will be facing the street.
Mr. Darrow: I was confused by that.
Ms. Marteney: The driveway comes around I mean you come in from the north.
Mr. Webster: Yes, just straight up the driveway.
Mr. Darrow: Storage will be behind in front of your two cars rather than how the actual drive shows it on the side of the cars.
Mr. Webster: Correct.
Mr. Darrow: Ok.
Mr. Westlake: Any other questions from the board?
Mr. Tamburrino: This is a boilerplate plan that you purchased for this garage?
Mr. Webster: That one there is just an example I took out of a book, it is going to be similar with the exception of the door will be on the front and the height will be different.
Mr. Tamburrino: When you say the doors, short side.
Mr. Webster: Short side. And the back half will be storage.
Mr. Darrow: Are you pulling your request for 1-foot height variance?
Mr. Webster: Yes.
Mr. Westlake: Any more questions, do I hear a motion?
Mr. Darrow: I would like to make a motion that we grant Michael Webster of 24 Mattie Street a 114 square foot variance for a 24 x 36 x 15 high garage as submitted in plot plan.
Mr. Bartolotta: I’ll second that.
VOTING IN FAVOR: Ms. Marteney
Mr. Baroody
Mr. Darrow
Mr. Bartolotta
